RECORD SALE FOR KWAZULU-NATAL'S RE/MAX PANACHE

RE/MAX Panache clocked a new company record for the sale of a home on Mt Edgecombe Golf Estate 2 for a price tag of R17,5-million.  Broker/Owner of RE/MAX Panache, Grant Gavin, says that this five-bedroom, four-bathroom home is the most expensive property the RE/MAX Panache office has sold to date. 

The home was designed with three reception rooms, four garages, a study, guest accommodation, expansive entertainment veranda, swimming pool and an impressive indoor atrium with a large Koi pond.

Adrian Goslett, CEO of RE/MAX of Southern Africa, says that correctly priced homes, no matter in which neighbourhood or price bracket, will always sell successfully. "The sale of the R17,5-million property in Mt Edgecombe Golf Estate 2 indicates that the property was correctly priced. This record sale is a fantastic achievement for the RE/MAX Panache office." 

Commenting on property trends, Gavin says that within Mt Edgecombe Golf Estates 1 & 2, demand has certainly increased and there are definitely more buyers around, especially compared to the last year and a half.  However, he notes that this particular estate always attracts a good demand as it offers a great lifestyle, fantastic security, beautiful homes, two championship golf courses, and is well managed by a very efficient management team. 

Here, a three-bedroom simplex with a small garden would sell from around R2,5-million, while R5-million would buy a three- or four-bedroom freehold home, which will often have a pool and a nice size garden with two or three garages. 

Buyers who spend between R8-million and R20-million or even more, would be  purchasing one of the upper-end of homes within the estate. Gavin says in this price range buyers are looking at a minimum of four to five bedrooms, often all en-suite and often with additional loft rooms, beautifully manicured gardens and a swimming pool.

When it comes to emerging property trends within the estate, Gavin notes that there has been a fair amount of construction and renovation of existing homes, as buyers who have the financial means have added another level to their property, upgraded existing features or even extended an entertainment area to make the best use of their outdoor living experience. 

"In terms of gated-estate living," says Gavin, "Mt Edgecombe Golf Estate is regarded as one of the finest golf estates in the country.  It is a very well run estate, that offers a secure, sought after lifestyle and therefore residents are sure to realise a great return on their properties in terms of good capital appreciation."
